How much building a 500 m² house costs.
In the budgets that pass through our studio, building a premium house to developer standard: weathertight, plastered, screeded, with services run in, falls between PLN 7,000 and 10,000 per square metre. On a house of 500 m² that is in the order of PLN 3.5–5 million.
It is a range, not a price, and below is what moves a house within it. We are not a contractor and we do not build; these figures come from the cost plans and tenders we go through with our clients.
What “developer standard” means
A closed house: rendered, screeded, with external windows and doors, services run in and the heat source installed. No floor finishes, no painting, no bathrooms, no kitchen, no joinery and no light fittings.
What is outside that figure
- Fit-out: at this level it can match the shell in cost, because this is where stone, solid timber, bespoke joinery and sanitaryware come in.
- External works: levels, driveways, fencing, gates, lighting, irrigation, planting. On a large plot that is a separate build.
- Pool, sauna, pool plant.
- Utility connections, if they do not already reach the boundary.
What pushes the cost up
Geometry. Every step in the massing, every cantilever, a flat roof with a parapet and a long-span slab all cost more than a rectangle on loadbearing walls.
Glazing. Large panes, minimal frames and sliding portals can be the single largest item after the structure.
The site. A slope, a high water table, poor ground and awkward access all add to foundations and logistics before anything stands.
Basements. A floor below ground is the most expensive square metre in the house.
What keeps it in check
Compact massing, a repeating structural grid, a sensible number of window types, and above all complete detailed documentation. Contractors pricing the same thorough set of drawings return comparable numbers. Contractors pricing a permit design price the uncertainty as well, and the spread between tenders runs into tens of per cent.
How to check it for your own project
A real cost plan comes from a design, not from a floor area. If someone quotes a rate per square metre before seeing the plans and the site, they are quoting a market average rather than the price of that house.
Budgets do not break on materials. They break on changes made once the walls are already up.
