Services in a 500 m² house.
In a house of 500 m², building services stop being an addition to the architecture and become part of it. Most of them cannot be added later: either they are in the concept, or something gets chased out of a wall.
The plant room
The first decision, and the one most often skipped. Heat pump, buffer tank, hot water cylinder, ventilation unit, manifolds, electrical board, comms cabinet, often a water softener and pool plant as well. In a house this size that is not a cupboard: it is a room with service access on every side, a floor drain and its own ventilation.
Planned at concept stage it costs a few square metres. Planned later it costs the garage.
Heat recovery ventilation
At this size there is no sensible alternative. What gets decided on a drawing rather than on site:
- duct routes: they must fit within the slab or the suspended ceilings; added later they eat into room heights
- intake and exhaust positions: away from each other, from the garage, and from the terrace someone will sit on
- penetrations through the structure: agreed with the engineer before the reinforcement is fixed
- filter access: they are changed several times a year
Heating and cooling
A heat pump with underfloor heating is now the default. At 500 m² cooling is worth considering, and here there is a fork in the road that has to be taken early:
- passive cooling through the floor circuit: silent and invisible, but limited in output and requiring care about the dew point
- fan coils or ducted air conditioning: more output, but they need space in the ceilings and a route for condensate
Large south-facing glazing changes this calculation completely. That is why the cooling load is worked out at concept stage rather than after it is approved, sometimes external solar shading is cheaper than a bigger machine.
Automation
One decision matters most: wired or wireless. A wired system. KNX and its relatives: needs cabling during the shell stage, and is cheap at that point. Added later it does not exist. Wireless can be added at any time, but in a house with thick walls and long distances it can be temperamental.
Even if you are not planning automation, it is worth leaving empty conduits to blinds, gates, external lighting and window reveals. They cost almost nothing and keep the door open.
What we coordinate
Services engineers produce the services designs, our job is to make sure they agree with one another and fit inside the architecture. A duct, a beam and a soil pipe cannot occupy the same space, and that is exactly the thing that surfaces on site if nobody checked it earlier.
In a five-hundred-metre house the services decide comfort more than the elevation material. They are just invisible, so they are the first thing people economise on.
