Premium houses and residences.

We have been designing private houses since 2007. Not to a catalogue: to the plot, the budget and the person who will live there. Complete documentation takes about nine months, and one person runs the project, from the first conversation to the last detail.

Who it is for

  • A private client building a house to live in, not to sell.
  • Someone who owns a plot, or is choosing between several, and wants to know what fits.
  • Someone who wants the house to hold together at the end, not just look good in a render.

Scope

Concept, building design with the permit application, technical design with all engineering disciplines, working drawings and details. Site supervision and interior design are quoted separately; on a house of this size both are usually worth taking.

Authorities, approvals and contact with the contractor are on our side.

How long it takes and what it costs

Three stages of roughly three months each. Complete documentation for a house of 400–500 m² costs PLN 110,000–200,000 (roughly EUR 30,000–47,000). The spread comes from complexity: a flat plot covered by a local zoning plan sits at the lower end; a slope with a pool and a planning decision sits at the upper one.

What moves the cost and the scope

  • The plot: slope, groundwater, protected trees, a listed building next door.
  • The legal basis for building: a local zoning plan states the rules outright; a planning decision (warunki zabudowy) is closer to a negotiation.
  • How far the detailing goes: a house where we draw every detail means more hours and fewer surprises on site.

Luxury house or premium house

Clients usually look for us under “luxury house”. We say “premium”, and we do it deliberately. Luxury in Polish construction usually means area and material: a lot of marble, a lot of gold, a lot of square metres. Premium means decisions: where the house sits on the plot, where the light comes from at five in the afternoon, how you get from the kitchen to the garden, and what you see from the bed.

The difference is practical, not aesthetic. An expensive house built without those decisions stays an expensive house nobody wants to be in. The same budget spent on the plan, the daylight and the detail gives a building that still works ten years later.
